Income reports: what you keep after commissions, by channel and by property

By GuestChat Team ·

Knowing how much you've billed is easy. Knowing how much you keep after commissions, and which channel or which property is bringing it in, is another story. That's what the Income section of your reports is for.

Where to find it

In your profile menu, Analytics. The screen is called Overview, and at the top it has a quick period picker: this month, last month, this quarter, last quarter, this year and last year.

The Income section also has its own period: day, week, month or year, each with its own window. If you want it to follow the page's picker, choose the page range option.

The cards

  • Booking amount: what you've sold.
  • OTA commissions: what the booking sites have kept.
  • Extra guest charges: cleaning, pets, admin fees and the like.
  • Net income: the amount minus OTA commissions. Your own costs, like cleaning or taxes, are not subtracted.
  • Average per night.

How each booking is counted

Each booking counts in full on its check-in day. A stay from June 28 to July 4 goes entirely into June. Keep this in mind when you compare months: a month with lots of check-ins on its last weekend looks better than it really was in nights.

And one detail that saves you a scare: not every booking site sends the amount the same way. Some send what the guest pays, and others send what you get paid, with the commission already taken off. The reports sort this out booking by booking, using the same rule as each booking's detail page, so the figures match across screens.

Filter and group

  • All properties or just one.
  • All channels or just one.
  • Day, Week, Month and Year buttons for the size of each bar.

The trend

The Income over time chart draws every period, including the empty ones: a flat line is a period with no income, so three scattered months don't look like they came in a row. A lighter bar is a period still in progress, which can still go up. Tap a bar to see just that period, and tap again to see everything.

The breakdowns

  • By channel: which booking site brings you the most, and at what cost.
  • By property: which apartment is carrying the business, and which isn't.
  • Charges by type: how much cleaning or pets bring in.

Questions it answers

  • Which channel costs me the most in commission per booking? Use it to adjust your markup per booking site.
  • Which property earns the least per night? Divide its amount by its nights in By property: its base price may be out of date.
  • Are my direct bookings growing? Filter by your website's channel and compare quarters.
  • How am I doing compared to last year? Quick picker, last year, and in Income choose Page date range to compare.

Common mistakes

  1. Comparing a month in progress with a closed one. The light bar reminds you.
  2. Looking only at the booking amount. The one that pays your bills is the net.
  3. Forgetting that a booking counts in its check-in month when you reconcile with your bank.

Monthly routine

On the first day of each month: last month, the By channel breakdown, and write down the net and the commission for each one. In three months you'll have a trend that no booking site is going to show you.
