Adding a new property without forgetting anything

By GuestChat Team ·

Your second property gets set up in more of a hurry than the first, because you already know how it goes. And that's exactly when things get forgotten: the base price, the markup, the link with Turno. Here's the complete list, in order.

1. Create the profile

On the Panel, New Property, or in Properties, Create Property. The property profile has its sections on the left:

  • Basic Information: name, address and capacity.
  • Integrations: lock and cleaning.
  • AI Training: what guests always ask, and what the AI must not say.
  • Access & Entry: how guests get all the way inside, and the check-in and check-out times.
  • Parking/Garage.
  • Services & Policies.
  • AI Detailed Info and Additional Info.
  • Cleaning: instructions and tasks for the cleaning team.
  • Image Bank: photos of the apartment, the entrance and the garage.
  • Guest Instructions.

If the apartment is very similar to another one of yours, keep both profiles open and copy what they have in common. But double-check what's different: the WiFi, the floor, the parking space. The AI answers with whatever you put in, and a WiFi password copied from the other apartment is the first phone call of the night.

2. Channels

In Settings, Booking channels, a new row appears. In order:

  1. Set it up, if it asks you to: one click, it doesn't publish anything.
  2. On Airbnb, since your account is already connected, you only need to Link property for the new listing.
  3. On Booking.com, each property has its own connection, with its own property number.
  4. Turn on once everything else is ready.

3. Prices

In the Calendar, Settings tab:

  • Base price and weekend price.
  • Minimum and maximum stay.
  • Markup per portal, if you use it per property.
  • Extra charges: cleaning, included guests, pets.
  • Derived prices, if you use an outside pricing tool: a new property inherits the account's setting.

4. Door and cleaning

In the profile's Integrations: the Nuki lock, if it has one, and the link with Turno so cleanings are created on their own.

5. Messages

Check that your automated messages also go out for this property and through its booking sites.

6. Website

In My website, the Places step: if you didn't tick any, all active properties are shown and the new one appears on its own. If you chose which ones, tick it. Pick its name for the website and check its cover.

7. Final test

  • Open the guest chat and ask about the WiFi, the check-in time and how to get in.
  • Check in the Calendar that the small number on each day is the one you expect.
  • Wait until each booking site's box says Published.

Common mistakes

  1. Turning on the booking site before setting the base price.
  2. Copying another apartment's profile and leaving its WiFi or its floor.
  3. Forgetting Booking.com's extra charges, which go in its extranet.
  4. Inheriting the pricing tool on an apartment that isn't in it.
